Discovery Call Notes Template for Wholesalers

A discovery call notes template is a one-page sheet you fill in while you qualify a seller, so motivation, condition, numbers, timeline and decision makers are written down before you hang up.

Sellers talk in fragments — a roof quote, a probate date, a brother who has to sign — and paragraphs swallow them. Labeled lines keep each fragment findable, so you can price the deal from the page ten minutes later.

The discovery call notes template

Questions

What is a discovery call in sales?

The first real conversation with a seller, before you make an offer. In wholesaling it confirms who owns the property, why they are selling now, what condition it is in, what they owe, what they expect, and who else signs.

How do you run a discovery call?

Ask permission first — "I have a dozen questions and then I will tell you what I can do" — then walk the same twelve lines in the same order every time. Finish by naming the next step with a date and an owner.

Is there a tool that writes these notes for you?

Yes, if the call is recorded. DealWrap reads that recording, fills in this same sheet — situation, numbers, timeline, decision makers, price gap, next step — and drafts the follow-up, so the only step left is pasting it into your CRM. Free plan: 30 minutes a month, no card. It needs a recording and it will not price the deal for you.
