Wholesaling Cold Call Script

This is the full call, start to finish: how to open without sounding like a call center, the questions that separate a real seller from a curious one, and the two closes that book the appointment or the offer.

Part 1 — the opener

"Hi [name]? This is [name] with [company].
I'm calling about [address] — are you still the owner?"
...yes...
"Great. I'm local, I buy houses in [area] as-is for cash. Is now a terrible time,
or do you have two minutes?"

Two minutes is the smallest ask that still gets you the call. Then get to the point:

"The reason I'm calling: I've got an interest in the house. Is selling
something you've thought about at all — this year, next year, or never?"

Part 2 — discovery (the real script)

- "How long have you had the property?"
- "What's going on that has you thinking about it?" ← motivation
- "If it sold, when would you want that to happen?" ← timeline
- "Any repairs, or does it need some love?" ← condition
- "Is anyone else on the title with you?" ← decision makers
- "What's owed on it, ballpark?" ← equity
- "If you got a fair cash number, would you need
anything else before signing?" ← objections, early

Ask, then shut up. The silence after each question is where they tell you the useful part.

Part 3 — the close

If they're motivated:

"Here's what I'll do: I'll look at the house this week and bring you one number —
what I can pay in cash, as-is, closing in [X] weeks. You're under no obligation
to take it. Worst case you find out what a cash buyer would pay. Fair?"

If they're not ready:

"No problem at all. Can I check back in [month] — or would you rather I send you
a one-page cash number now so you have it in your back pocket?"

Part 4 — the two objections you'll hear today

The part everyone skips

The script is ten minutes. The notes are what make the next call possible. Capture motivation, timeline, price, condition, decision makers and the next step — use our seller call notes template, or let DealWrap write them from the recording and draft the follow-up text while you dial the next number.

Questions people ask

How is this different from an agent's cold call script?

It ends at a contract, not a listing. Every question is aimed at whether the seller will sign with a wholesaler in the next 60 days — condition, equity, motivation and timeline.

How do I get the script as a PDF?

Press Ctrl+P / ⌘P on this page and 'Save as PDF' — the print layout hides everything except the script.

What if the seller wants full retail price?

Same script, different close: 'You may well get that with an agent — usually after repairs and a few months. If you'd rather skip both, my number today is [X]. Want me to run it and show you the math?'
