Wholesaling for Beginners: The First 30 Days
Most 'how to start wholesaling' guides are about vibes. This one is a 30-day operating plan: exactly what to do each week, and the numbers to hit before you change anything.
Week 1 — infrastructure (5 hours)
- Pick one farm area: two or three zips you can learn.
- Buy one list: absentee owners, tired landlords, or probate — 1,000–2,000 leads with phones.
- Set up a number (Google Voice is fine), a simple CRM or a spreadsheet, and a dispo buyer list of at least 20 cash buyers' criteria (start from your list — investors who bought in those zips in the last 90 days).
- Learn the cold call script until it's a skeleton, not a speech.
Week 2 — dials (2 hours/day)
- 60–80 dials a day. Track three things only: dials, conversations, and signed contracts.
- Log every conversation. Motivation, timeline, price, condition, decision makers, next step — the notes template is five minutes per call, not twenty.
- Expect: ~70 dials → 12–18 conversations → 1–2 motivated sellers worth an offer.
Week 3 — offers and buyers
- Make written offers — numbers with a signature line, not "I can probably do $200k."
- Call dispo buyers for each property before it's under contract. Use the disposition checklist so you know who can actually fund.
- Target: 3–5 offers out, 1 under contract, 2+ buyers who gave proof of funds.
Week 4 — close and systemise
- Send the contract to a title company that has done assignments before.
- Collect the assignment fee at closing, then do the part everyone skips: review your notes from every seller conversation. The three whose situations were almost-right are your next month's warm leads.
The only scoreboard that matters
| Week | Dials | Conversations | Offers | Contracts |
|---|---|---|---|---|
| 1 | 0 | 0 | 0 | 0 |
| 2 | 300+ | 60+ | 0 | 0 |
| 3 | 400+ | 80+ | 3+ | 1 |
| 4 | 400+ | 80+ | 3+ | 1–2 |
If your conversations-to-offers ratio is bad, it's a script problem. If your offers-to-contracts ratio is bad, it's a price or trust problem. Track it in the notes and the pattern shows up in two weeks.
Questions people ask
How many calls do I need to make to close my first wholesale deal?
Expect 60–100 dials for a signed contract in most starter markets if you hold to a simple script — some people do it in 40, most take 150+. The input is the only part you control.
Do I need money to start wholesaling?
Not much. A phone, a skip-traced list ($50–100), a simple CRM or spreadsheet, and a google voice number. Contracts and closing costs are usually paid from the assignment fee.
What's the fastest way to lose a first deal?
Bad notes. Selling to a cash buyer from memory — wrong price, wrong timeline — is how first contracts fall apart at the title company.
