Cold Calling Scripts for Sellers
The script isn't the call — the questions are. This is the skeleton that works whether the seller is relocated, tired, inherited or upside down, plus the exact wording our users report getting the best responses with.
The opener
"Hi, this is [name] — I'm calling about [address], the [beds]/[baths] over on [street]. Did I catch you at a bad time?"
Then, once: "The reason I'm calling — I buy houses in the area as-is, for cash, and I was wondering if selling is something that's crossed your mind lately." If yes → discovery. If no → "Fair enough. Out of curiosity, is it something you'd consider a year or two out?" and exit gracefully.
The five questions that carry the call
1. "How long have you owned it?" → context, equity, sentiment 2. "What's making you think about it now?" → the real motivation 3. "If you did sell, what would that look like — before the end of the year, or no rush?" 4. "Any repairs you know of?" → condition, and what 'as-is' is worth to them 5. "What number would make it worth your while?" → price expectation, anchored to their words
Follow each answer with "tell me more about that" before moving on. The extras are where the deal lives.
The ask
"Here's what I'd like to do: I'll run the numbers today and call you back with a real offer — not a range. If the number works for you, we close in [X] weeks and you don't fix a thing. Fair enough?"
If they're not ready: "Totally fine. Can I check in [day] — or do you want to call me when the timing is better?" One of those two, every time. Never end without a next contact.
After the call
Send the comps and the offer the way you said you would, then log the call — what they said, what they want, what's next. If you're taking notes by hand, use our seller call notes template; if the call is recorded, DealWrap writes those notes from the recording and drafts the follow-up text at the same time.
Questions people ask
Do I need a script for cold calling sellers?
You need a spine, not a screenplay. Know your opener, your five motivation questions and your ask. Reciting a 40-line script makes you sound like a call center.
What's the best opening line for a wholesaler cold call?
Lead with the property, not yourself: 'I'm calling about the house on 67th — is now a bad time?' It's specific, honest and easy to answer.
How many questions before I ask about price?
Usually three or four: situation, timeline, condition. Asking price before they've told you anything feels transactional and gets you brushed off.
